Bright, modern, spacious: A new residential building in Dortmund offers tenants a lot of comfort. It is the second building in modular construction that has been designed by Koschany + Zimmer Architekten KZA on behalf of Vonovia. After four months of construction, the first tenants have moved into their apartments.

The total of 19 residential units meet the needs of different tenants: both singles and families find a home in the flats with two to four rooms and a living space of between 50 and 90 square meters. Thanks to the floor-to-ceiling window fronts, all apartments are flooded with light, and they each have a terrace or a balcony.

The lift provides barrier-free access. In addition, two apartments have been designed for wheelchairs: they offer wide doors and a barrier-free bathroom, but also a particularly spacious living and dining area.

Concept for modular housing construction

The design of the building is based on the modular housing concept developed by Koschany + Zimmer Architekten KZA for Vonovia. Pre-assembled modules made of wood, concrete or steel are assembled into residential units of different sizes.

The modular concept for Germany’s largest housing company has been implemented in a prototype in Bochum-Hofstede for the first time: the building with 14 residential units was built in wood-based modular construction and has been completed in December 2016. The building in Dortmund has been made of steel skeleton modules.

Further projects in the planning phase

In the future, the process will also be used to create affordable housing and to compress existing urban districts. Around 15 other projects are in the planning or approval phase.
