A major building project in Dortmund turns into reality: the Spar- und Bauverein (savings and building association) builds a three-part ensemble of buildings in a central location on Königswall – designed by KZA. On the site opposite the Harenberg City Centre, demolition work on the existing buildings has begun.
The mix of residential and commercial buildings is expected to be ready for occupancy at the beginning of 2021. Until then, much will change on the site. Following the demolition of a former study institute (Studieninstitut Ruhr), the spectacular new building will be built step by step. The investment volume amounts to around 18 million euros.
Apartments and offices
A total of three buildings of different heights are planned. Two houses combine commercial and residential use – with offices on the ground floor and apartments above. These buildings have a common entrance foyer on Schmiedingstraße and will be connected by a glazed walkway. In addition, there is an office tower with five floors and its own entrance at Königswall. All parts of the building stand on a common podium, which houses the tenants‘ cellar and underground parking spaces.
The project is setting new standards above all in terms of living comfort. This will create 36 modern two- and three-room apartments with 62 to 95 square meters of living space. The upper floor of the tallest building will also house exclusive penthouse apartments.
The green inner courtyard creates a special quality of living for users and residents of the buildings: a protected green oasis is being created on the roof of the podium in the middle of the city. It offers space for seating, small places to linger, to work outdoors and a playground.
But motorists and pedestrians benefit from the new building in a prominent location, too. This is because the perception of the buildings changes from every point of view. This constantly offers new perspectives and insights – light, shade and the play of clinker facades vary.
KZA commissioned as general planner
The project’s beginnings date back to 2016. At that time, the Spar- und Bauverein and the KZA office developed the design. The concept of the Essen architects‘ office prevailed in the official procedure announced by the city of Dortmund. KZA has now been commissioned as general planner. The office is therefore responsible for all planning tasks.
